Terms & conditions

All prices are per property unless stated otherwise and cover accommodation only — flights, transfers, car hire and other services are not included unless explicitly listed. Prices are subject to change without prior notice until a booking is confirmed.

The maximum capacity shown for each property must not be exceeded. If the number of guests exceeds the stated capacity without prior agreement, the owner or property manager reserves the right to ask the additional guests to leave.

Early check-in or late check-out may be possible upon request, subject to availability. Additional charges may apply.

Regular pool and garden maintenance is carried out at all our properties. Pool attendants typically visit six days a week, usually in the early morning to minimise disruption. Garden maintenance is performed regularly to keep the grounds in excellent condition.

To secure your booking a non-refundable deposit of 30% of the total rental cost is required at the time of booking. If you book less than 8 weeks before arrival, full payment is due immediately.

The final balance is payable on arrival at the accommodation. It can be paid in cash or by credit/debit card. A 4% administration fee may apply for card payments towards the final balance.

A refundable security deposit is required on every booking to protect owners against breakages, loss, damage or extra cleaning. The amount varies by property and is confirmed at booking. The deposit is paid in person at check-in and returned at check-out, provided the property is left in the same condition as on arrival.

Cancellations must be requested by email by the lead name on the booking, using the registered email address. The cancellation date is the delivery date of that email.

Kalkan Escapes acts as an intermediary between the property owner and the guest. We are not responsible for any injury, loss or damage to guests or their property during the stay. Comprehensive travel insurance is strongly recommended.

Use of swimming pools, terraces and other facilities is at the guest's own risk. Children must be supervised at all times near the pool or any potentially hazardous area.

Guests are expected to behave responsibly and show respect for the property, neighbours and local community. Excessive noise, anti-social behaviour or property damage may result in immediate eviction without refund, and the security deposit may be retained.

If a concern arises during your stay, please contact us straight away so we can address it. We work directly with the property owner to resolve problems as quickly as possible. Complaints raised after departure can be difficult to investigate or remedy.

We are not liable for failure to perform our obligations due to circumstances beyond our reasonable control, including natural disasters, war, terrorism, civil unrest, government actions, epidemics or pandemics, strikes or similar events of force majeure.

Accommodation prices are inclusive of Turkish VAT where applicable. An accommodation invoice is provided on request. For business bookings, please share your company details at the time of booking if you need a commercial invoice.

Your personal information is used solely to process your booking and provide services related to your stay. We may share necessary information with property owners and service providers to fulfil the booking. We do not sell or share information with third parties for marketing without consent.

These terms are governed by and construed in accordance with the laws of the Republic of Turkey. Any disputes arising from these terms are subject to the exclusive jurisdiction of the Turkish courts.
