Terms & conditions

These are our terms and conditions. By making a booking with Kalkan Escapes (trading name of Akdeniz Villam Turizm Emlak İnşaat ve Ticaret Ltd. Şti.), you agree to them. Please read them carefully.

Prices

All prices are per property unless stated otherwise. The prices include accommodation only and do not include flights, transfers, car hire, or any other services unless otherwise stated. All prices are subject to change without prior notice until a booking is confirmed.

Capacity

The maximum capacity displayed for each property must not be exceeded. If guests exceed the capacity without prior agreement, the owner or property manager reserves the right to ask the additional guests to leave.

Check-in and check-out

Check-in time is from 16:00 (4 PM) on the day of arrival. Check-out time is by 10:00 (10 AM) on the day of departure. Early check-in or late check-out may be possible upon request and subject to availability. Additional charges may apply.

Pool and garden maintenance

Regular pool and garden maintenance is carried out at all our properties. Pool attendants typically visit six days a week, usually in the early morning to minimise disruption to guests. Garden maintenance is also performed regularly to ensure the grounds remain in excellent condition.

Booking and payment

To secure your booking, a non-refundable deposit of 30% of the total rental cost is required. This deposit must be paid at the time of booking to confirm your reservation and prevent anyone else from booking the same dates.

If you are booking less than 8 weeks before your arrival date, the full payment is required at the time of booking.

The final balance is payable upon arrival at the accommodation. Payment can be made in cash or by credit/debit card. Please note that a 4% administration fee may apply for credit/debit card payments towards the final balance.

Payment methods: bank transfer, credit card (Visa, MasterCard), debit card.

Security deposit

All bookings require a refundable security deposit to protect property owners against breakages, loss, damage, or extra cleaning requirements. The amount varies depending on the property and will be advised at the time of booking. This deposit must be paid in person during check-in and will be returned at check-out, provided the property is left in the same condition as upon arrival.

Cancellation policy

Cancellations must be requested via email by the lead name on the booking using the registered email address. The effective date of cancellation will be the delivery date of the cancellation email.

These charges also apply if your booking is cancelled due to failure to make payment on time. Switching accommodation from one property to another is considered a cancellation and the same charges apply.

Liability

Kalkan Escapes acts as an intermediary between the property owner and the guest. We are not responsible for any injury, loss, or damage to guests or their property during their stay. Guests are advised to take out comprehensive travel insurance to cover such eventualities.

The use of swimming pools, terraces, and other facilities is at the guest's own risk. Children must be supervised at all times when using the pool or other potentially hazardous areas.

Behaviour

Guests are expected to behave in a responsible manner and show respect for the property, neighbours, and local community. Excessive noise, anti-social behaviour, or damage to property may result in immediate eviction without refund. The security deposit may be retained in such circumstances.

Complaints

If you have any concerns or complaints during your stay, please contact us immediately so that we can address the issue. We will work with the property owner to resolve any problems as quickly as possible. Complaints made after departure may be difficult to investigate or rectify.

Force majeure

We are not liable for any failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to: natural disasters, war, terrorism, civil unrest, government actions, epidemics or pandemics, strikes, or other events of force majeure.

Invoicing and taxing

All accommodation prices are inclusive of Turkish VAT where applicable. An invoice for the accommodation will be provided upon request. For business bookings, please provide your company details at the time of booking if you require a commercial invoice.

Privacy

We are committed to protecting your privacy. Your personal information will only be used to process your booking and provide services related to your stay. We may share necessary information with property owners and service providers to fulfil your booking. We do not sell or share your information with third parties for marketing purposes without your consent.

Governing law

These terms and conditions are governed by and construed in accordance with the laws of the Republic of Turkey. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the Turkish courts.
